In 2026, Miami has split into two stories: condos are cooling while single-family homes keep gaining ground.

Miami-Dade Median Home Prices in 2026

Miami-Dade County's overall median home price is about $547,500, down 0.8% year-over-year. Within the city of Miami, the median is closer to $582,500, down 0.4%. On the surface, that reads as a cooling market.

But that countywide number blends two property types moving in opposite directions. Single-family homes in Miami-Dade have a median of about $685,000, up nearly 3.8% year-over-year. Condos — facing elevated HOA fees and post-Surfside insurance and reserve requirements — are the segment pulling the blended median down.

Coral Gables is the clearest example of the split: single-family homes there command strong premiums and sell quickly, while condo pricing stays comparatively flat. Miami Beach, heavily weighted toward condos and older luxury inventory, has seen the steepest pullback of the group.

Why Miami Home Prices Are Moving This Way

Market-wide, Miami is trading with a momentum score in the high-40s out of 100 — solidly buyer's-market territory — with homes averaging about 69 days on market and sellers capturing roughly 93% of asking price.

In plain terms: this is not a market where sellers can name their price and expect a bidding war. It's a market where well-priced, well-maintained homes still sell — but buyers have room to negotiate, and sellers who overprice are sitting longer than they'd like.

What This Means If You're Buying or Selling

Buying: if you've been priced out in past years, the condo market is worth a fresh look — softer pricing and more inventory mean real negotiating leverage. Just request the association's latest reserve study and insurance renewal first; a lower price doesn't help if assessments erase the savings. For single-family homes, don't expect a discount — they're holding value, so move decisively when you find the right one.

Selling: accurate pricing matters more than it did two years ago. With days on market near 70 and buyers holding more leverage, overpricing — especially a condo — risks a longer sale and eventual price cuts. Single-family sellers are in a stronger position, but pricing should still reflect current comps, not last year's peak.
