Miami has no shortage of luxury zip codes, but only two places sit fully cut off from the mainland, guarded, and reachable by invitation more than by road: Fisher Island and Indian Creek Village. Both are private islands. Both trade in extreme scarcity. And both keep setting records that reshape what "expensive" means in South Florida real estate.

Fisher Island: America's Wealthiest Zip Code

Fisher Island is a 216-acre island reachable only by private ferry, yacht, or helicopter — there is no bridge and no public road access. The ferry runs every ten minutes, 24 hours a day, and residents also have their own police and fire services. Zip code 33109 has spent years ranked among the wealthiest in the United States, and by early 2026 it had climbed to the very top nationally.

Where the numbers stand in 2026: The median sale price on Fisher Island is now around $9.5M, with price per square foot averaging roughly $3,400 — a jump of about 65% year-over-year that pushed the island past Silicon Valley's Atherton, California for the title of America's most expensive zip code. Realtor.com separately ranked it the country's #2 zip code by median listing price, just under $12M.

The scarcity is structural, not cyclical. Fisher Island has zero remaining developable land, so every sale is essentially a resale of an existing unit or estate. That supply ceiling is the biggest reason prices keep climbing even as financing costs shift elsewhere in the market.

Life on the island

Beyond the residences, Fisher Island functions like a private resort: an imported-sand beach club, 18 tennis courts, a championship golf course, two deep-water marinas, several restaurants, and a K-8 school on-island. None of that is included in a home's purchase price — club membership is separate, with initiation fees commonly starting at $250,000 and up, plus its own dues structure.

Indian Creek Village: The "Billionaire Bunker"

A short distance north, near Bal Harbour and Surfside, sits an even smaller and more private island: Indian Creek Village. It's a 274-acre island ringed by its own private golf course and water on every side, with only about 41 home sites total, a single guarded entrance, and a police department that patrols around the clock. Locals nicknamed it the "Billionaire Bunker" — and at this point the name is doing real work describing who lives there.

The record that reset the market: In early 2026, Mark Zuckerberg and Priscilla Chan closed on an under-construction Indian Creek estate for a reported $170M — the largest residential sale in Miami-Dade County history, surpassing the previous record of $120M set on Star Island in 2025. Jeff Bezos has also assembled a major holding on the island, with nearby parcels reported above $100M.

Since mid-2023, no arm's-length sale on Indian Creek has closed below roughly $64M. Current listings and recent closings run anywhere from about $60M to well over $200M. This isn't a market with a "starter home" tier — it's a market defined almost entirely by trophy estates and generational wealth relocating from the West Coast and beyond.

What This Means If You're Considering Either Island

Both markets reward buyers who move decisively and quietly. Listings rarely sit long, many transactions happen off-market or through relationship-based introductions, and pricing is set less by comparable sales and more by what a seller is willing to accept for something that, by definition, can't be replicated elsewhere. If Fisher Island's condo-and-club lifestyle fits your goals, inventory does turn over regularly enough to shop with some patience. If Indian Creek's ultra-private single-family estates are the target, expect a smaller pool of opportunities, longer relationship-driven timelines, and pricing conversations that start well into eight figures.

Buyer tip: many purchases on both islands close in cash or through private banking relationships rather than conventional mortgages. On Fisher Island specifically, budget club membership costs separately from the purchase price itself.
